Pre-Approval

We review your income, credit, and assets to determine your buying power. A pre-approval letter shows sellers you are serious and gives you a clear budget before you shop.

Tip: Get pre-approved before you start house hunting. It strengthens your offer and prevents surprises later.

House Hunt & Offer

With your pre-approval in hand, you shop with confidence. When you find the right home, your agent submits an offer — and your pre-approval gives you a competitive edge.

Tip: In competitive markets, a fully underwritten pre-approval can make your offer as strong as cash.

Loan Application

Once your offer is accepted, we open your formal loan file. We collect your signed disclosures, verify your intent to proceed, and lock your rate if you have not already.

Tip: Respond to document requests quickly. Delays at this stage push back your closing date.

Processing & Review

We review your income, credit, and assets to determine your buying power. A pre-approval letter shows sellers you are serious.

Tip: Do not make large purchases or open new credit lines during this phase. It can change your qualification.

Underwriting

An underwriter reviews your entire file against the loan program guidelines. They may request clarification or additional documents — this is normal and we guide you through it.

Tip: Keep pay stubs and bank statements handy. Most conditions are simple to clear with fast responses.

Clear To Close (CTC)

Once the underwriter signs off, you receive final approval. We prepare your Closing Disclosure, send it for your review, and schedule your closing with the title company.

Tip: Review your Closing Disclosure carefully. You have three business days to compare it to your Loan Estimate.

Closing Day

You sign the final loan documents, wire your down payment and closing costs, and receive the keys. The title records the deed, and your homeownership officially begins.

Tip: Bring a cashier's check or wire funds the day before. Bring two forms of ID — and celebrate
